DOMESTIC EPC

An Energy Performance Certificate can only be produced by a qualified Energy Assessor (EA) who is a member of a Certified Scheme that has been approved by Communities and Local Government (CLG).

If you have a property that you wish to rent out to tenants or to sell, you will need to have an Energy Performance Certificate before you can do so.

The report which accompanies the Certificate will also suggest improvements, the price band in which they fall; possible cost savings per year and how these would change the energy and carbon emission rating of the property if such improvements were carried out.

In some circumstances, you may be able to apply for a grant to carry out some of the recommendations in the report.

Holiday Lettings
From 30 June 2011 a ‘Holiday Let‘ will also require an EPC if it is rented out for 4 months or more in any 12 month period.
