HOME CONDITION SURVEY (HCS)

Buying a property is a major investment, one that you really need to make an informed decision about. That is exactly what the HCS allows you to do.

In May 2008, ‘Which?’ found that whilst 80% of buyers said they wanted a survey on the home they are considering buying, less than 20% actually got one, because the majority of purchasers believed that the lenders valuation was a survey on the condition of the property; IT IS NOT.

‘Which?’ found that those people that did not get a survey, spent an average of £2,500 putting things right. For one in ten people, the cost was over £10,000. Those that did get a proper survey 44% negotiated money off and a further 10% ensured the problem was corrected.

The HCS survey is ‘as full a survey as is reasonably possible’. With insurance provided by SAVA (Surveyors and Valuers Accreditation), you have no need to worry about the surveyor being insured.

After an average of over 4 hours spent on site, the surveyor produces a HCS which is an easy to read report, written in plain English, with a simple 1,2,3 rating system and with colour photos and a rebuild value for insurance purposes. The report is normally sent to the client within 48 hours of the survey taking place.

The HCS Report provides a complete overview of the structural condition of the property and highlights any areas of particular concern. After we have issued the report, we follow up with a courtesy call to the client usually within 48 hours after the report has been sent. This allows you time to go through the Report and note anything that you would like further clarification on.
