INDEPENDENT INVENTORY CLERKS

The introduction of the Tenancy Deposit Scheme in 2007 has highlighted the importance of a comprehensive and detailed inventory. Whether the property is furnished or not there is a need for a comprehensive and detailed inventory as damage often occurs to fixtures and fittings, carpets and curtains.

Our Inventory Clerks have been trained by the AIIC (Association of Independent Inventory Clerks). We are currently seeking voluntary membership of the Association.

By using an Independent Inventory Clerk the inventory will provide an unbiased and detailed report of the property, which can be relied upon to be an accurate representation of the property and its condition.

Inventories
A professional inventory is a detailed description which records the condition of the property and its contents, from the basics such as walls and light switches right through to appliances and furniture. Our inventories include relevant photos to show the condition of the property and its contents.

Check In
This is performed at the start of the tenancy, when the Tenant and Clerk will go through the Inventory and any discrepancies will be noted and relevant photographs taken. Keys can be handed over to the tenants and meter readings will be taken.

Mid-Term checks
These are best conducted between every 3- 6 months. These checks will raise any issues regarding the way the property is being looked after and also gives the Tenant another opportunity to raise any concerns they may have with the property.

Check Out
At Check Out, the property is compared to the Check In Inventory, any changes and the condition are noted and photographed, a report is produced which includes condition, together who is responsible for the changes. Meter readings will be noted and keys can be collected on the Landlord’s behalf.

Updates to Inventories
This service is available when Stream2 Property Inspections compiled the original inventory and in some circumstances will be free of charge.
